Our process

Methodical from inspection to cleanup.

  1. 01

    Crawl inspection

    We document moisture levels, framing condition, existing insulation, pest activity, and any plumbing or electrical issues.

  2. 02

    Cleanup & rodent-proof

    Old fallen insulation is removed and bagged. Entry points are sealed with hardware cloth and copper mesh.

  3. 03

    Vapor barrier & insulation

    We install a 10–20 mil reinforced vapor barrier on the ground, then insulate floor joists or perimeter walls based on your scope.

  4. 04

    Final walk-through

    Photo documentation of every section, plus humidity baselines so you can track improvement over the seasons.

    Arrival & site protection

    20–30 min
    • Confirm crawl access, sump locations, and any pets or sensors
    • Lay drop cloths from entry point to crawl hatch
    • Set up HEPA negative-air machine at the crawl entrance
    • Suit up in Tyvek, respirators, and headlamps
  2. 02

    Inspection & moisture survey

    45–60 min
    • Map the crawl with photos — every joist bay, pier, and duct
    • Moisture-meter subfloor, sill plates, and any standing-water signs
    • Inspect existing vapor barrier, ducts, and plumbing insulation
    • Flag rodent activity, fungus, or pest damage with photos
  3. 03

    Removal & remediation

    1–3 hrs
    • Bag and remove fallen, wet, or rodent-fouled insulation
    • HEPA-vacuum the subfloor and pier tops
    • Apply EPA-registered sanitizer to affected wood
    • Seal accessible rim-joist gaps with closed-cell foam
  4. 04

    Vapor barrier & insulation

    3–5 hrs
    • Roll out 10-mil reinforced vapor barrier, overlapped and taped 12"
    • Mechanically fasten barrier up the foundation walls 6"
    • Install R-19 or R-30 batts in subfloor bays, paper side up
    • Strap or wire-mesh batts so they cannot fall over time
  5. 05

    Cleanup & sign-off

    20–30 min
    • Remove all debris, gear, and the negative-air setup
    • HEPA-vacuum the entry path and replace floor protection
    • Walk you through before/after photos on the tablet
    • Email Title 24 certificate, photo report, and warranty

Fire-rated, moisture-tolerant batts cut tightly between joists. Our preferred choice for vented crawl spaces.

Closed-cell spray foam

Used on perimeter walls during encapsulation — adds R-value and acts as its own vapor barrier.

20-mil vapor barrier

Heavy-duty reinforced poly that won't tear underfoot. Seams taped and mechanically fastened to walls.
